A commercial estate with ca. 66,500 m² usable commercial space will be developed on the ca. 11.2 ha topographically highly varied site.
The "IKG Wilgartswiesen - Hauenstein" site is to the north of Hauenstein. It is completely forested and is bounded along its entire length by a Deutsche Bahn railway line. Between the Hauenstein-Mitte train station in the east, and the transport connection point at the road bridge over the B 10 in the west, the planned area is located along a total length of ca. 850 m.
The development plan is being prepared. The surface water from public paths and roads will be managed near the surface via troughs within public green spaces. The other rainwater will be transported via sewers to rainwater retention basins for infiltration.
The flood risk data must be assessed for the entire site, and in particular for the commercial estates.
In parts of the site, a NATO pipeline is to be relocated. The services to coordinate this are to be provided.
