Nürburgring (Ahrweiler district, Daun district), Nürburgring experience

Nürburgring GmbH was planning an upgrading of the world famous race track for more market segments. Amongst other things a retail area was planned to be created, in which predominantly motor-sport related articles would be sold. There would be no large retail outlets, but when added together the result would be a large retail area, which would not be in accord with the Rheinland-Pfalz state development programme III. The plans ran contrary to the agglomerations rule, the urban development rule and the concentration rule.

igr prepared the documentation for the planning permission variation process for Nürburgring GmbH and created the documentation for the proceedings, which resulted in a positive outcome for the undertaking.

SBK Gensingen Osterländer

Development zone "Die vorderen Osterländer", Gensingen municipality, Mainz-Bingen district

As part of the Frankfurt Rhein-Main metropolitan area, Gensingen municipality in the district of Mainz-Bingen has a clear demand for further residential development sites – in contrast to the national trend. Moreover, Gensingen has a station, making the centre of the metropolitan area easily accessible via local public transport. There is an area in close proximity to the north of the municipality, west of the railway line, which is to be used as a residential development site. The municipality wanted to check whether its development as a residential area makes good sense.

igr was commissioned to prepare an urban development design, to examine the feasibility of the development, with regard to the neighbouring areas, the traffic connections, the location’s inter-connectedness, the urban structure, the value of the natural environment and other influencing factors. In particular, storm water management and the situation regarding noise were reviewed. The results were presented to the Gensingen municipality as a set of recommendations, which outlined how the implementation could be sensibly carried through.

SRG Marienthal

The town of Rockenhausen, Marienthal, development of the L386, Donnersberg district

In Marienthal the heavily used through road L386 was upgraded. In particular, it was necessary to tackle danger zones at the narrow places, and create crossing facilities for pedestrians, and a bus stop. In this context, a new footpath was built by relocating it next to the church.

Based on various preliminary planning (play awareness planning, village regeneration), certain measures had to be factored in. In the centre by the church, high-quality materials were installed to achieve an authentic local look. Numerous planted areas enhanced the street space.

At the bus stop a crossing island was added, which made it necessary to widen the street. For this, additional space had to be created through the erection of a retaining wall.

SRG Kindsbach UGWiese

Kindsbach municipality, "Untere große Wiese" development site

The Kindsbach municipality in the Kaiserslautern district, has developed a new development site. igr planned and supervised the site development plan, and alongside it, the technical development.

As the area is a residential area, and the streets only serve as access roads, the streets were visually enhanced to strengthen the residential ambience. The street was mainly laid with concrete paving blocks. Trees and flower beds emphasised the desired effect. Green areas helped to integrate the public parking places into the overall design.

Obermoschel

Urban rehabilitation in the town of Obermoschel, Donnersberg district

The town of Obermoschel has battled for years against de-population. The resultant high level of vacant buildings, particularly in the historic town centre, leads to the old buildings having high rehabilitation needs. Since the private owners and the town could not afford the huge costs involved, it was decided to apply for inclusion in the urban development funding programme. igr put together a rehabilitation concept with comprehensive analytical plans, in which the extent of the rehabilitation area was set. This funding application was successful.

In the following, successful rehabilitation measures have been undertaken by both public authorities and private citizens, with the result that many buildings have been rescued and given a sustainable future. This has led to many empty buildings being reoccupied. igr has advised on all rehabilitation measures. Subsequently, Obermoschel is part of the funding programme for urban regeneration.
