Site development plan “new re-design of the Am Kieselberg business and special area park”, Gensingen municipality, Mainz-Bingen district

Since 1969, a business park has evolved in Gensingen municipality, which includes, alongside trade businesses and logistics companies, a large garden centre and several large-scale retailers (among others, Globus). The business park has been repeatedly extended, with alterations made to site development plans, so that more than 10 ‘current’ site development plans are in existence. In order to facilitate improved future retail usage, igr was commissioned to develop a new site plan, which would regulate retail use. As a first step igr analysed the old site development plans, summarising the contrasts between older and newer versions. Previously, igr had carried out a survey of all established businesses, in order to be able to take account of their development aspirations. The limits to the retail development were defined through a number of intensive discussions with the interior ministry (with the most senior state planning office).

Before legal adoption and publication, a planning permission variation process was carried out, and the land use development plan changed accordingly.
